A burnt-out pub near Wolverhampton could be given a new lease of life, alongside a convenience store and new homes.
Plans have been submitted to rebuild the former Red White and Blue pub on Cannock Road in Featherstone.
As well as the pub and shop, eight flats would be created on the first floor, and seven more new homes in the surrounding grounds.
Developers said the scheme had evolved following discussions with the local council.
The original Red White and Blue closed in 2021, and was damaged by fire earlier this year.
Planning documents said the site of the old pub, which opened in 1928, was "unsightly, and has been subject to vandalism, theft and arson".
They envisaged the new community pub would serve drinks and snacks rather than a full food service, with space for pool and darts.
Initial proposals for the pub were amended after discussions with Featherstone and Brinsford Parish Council, and now include space for more than 80 customers.
As well as the first-floor flats above the shop and pub, a bungalow and six three-storey townhouses would be built on the land behind.
Thirty-five car parking spaces for customers would be retained, with extra parking for residents.
The plans will be considered by South Staffordshire District Council in due course.
